Archer Road: Hospital and Retail Corridor in Gainesville

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

Archer Road Gainesville commercial real estate is shaped by UF Health Shands Hospital at 1600 SW Archer Road. UF Health Shands reported 1,145 licensed beds and 12,938 employees in fiscal year 2025. That is the demand base for medical office and retail along the corridor.

The hospital is the anchor

UF Health lists UF Health Shands Hospital at 1600 SW Archer Road. Its facts page, updated in July 2026, reports 1,145 licensed beds and 12,938 employees for fiscal year 2025.

The same page says the patient care programs of UF Health Shands and the UF College of Medicine in Gainesville result in an annual combined economic impact of approximately $4.8 billion. That is UF Health's own estimate. It covers the whole Gainesville operation, not this corridor alone.

Staff, patients and visitors need places to eat, park and get care. Medical office and convenience retail tenants follow that daytime traffic.

Medical office follows the hospital

Practices that depend on hospital patients and admitting privileges want to sit close to the campus. Physician groups, imaging, therapy and specialty clinics are the usual users. I don't quote a medical office rent or vacancy for the corridor here.

If you own a building near the hospital, look first at medical users. My medical office guide covers both Gainesville hospital areas.

WCJB coverage of Celebration Pointe is dated

Celebration Pointe is the large mixed-use project along the corridor. Its developer site lists two boutique hotels on property, Hotel Indigo and Hom Hotel.

WCJB reported in June 2025 that an investor sued the developer after the Celebration Pointe Chapter 11 plan. That is one local outlet's report of a dated event, not a current status.

In January 2026, WCJB reported that attorneys presented a new plan to restructure Celebration Pointe to satisfy $200 million in debt. It reported that the debtors would search for new buyers of the businesses. Check the court record before you rely on either report, because the case may have moved since.

How I read retail space on the corridor

I don't publish a citywide retail vacancy or rent figure here. One average says little about a single Archer Road storefront. Frontage, parking, signage and distance from the hospital can matter more than the market as a whole.

For a building or a stretch of the corridor, I look at what is listed today and what similar space has leased for lately. I also look at how long it sat empty and who the neighbors are. That tells me more than a citywide number does.

Ask me for current asking rents, vacancy or recent leases for a specific property or part of Archer Road. I'll pull what I can find for that address.

Ask where any number comes from

If someone quotes you one rent or vacancy figure, ask for the source and the quarter. Ask whether it covers the whole market or this corridor. A market-wide number is a starting point, not a price for one space.

Ask the landlord what the rent covers. Under an NNN lease, the tenant pays rent plus a share of taxes, insurance and common area costs. Two spaces with the same asking rent can cost different amounts all in.

What it means for an owner

If you own retail or medical space along the corridor, price it from comparable space nearby, not from one report. An ask above nearby space needs a reason, such as frontage, parking or hospital proximity. My retail space guide shows how the market tests those asks.

I can pull what similar space asked and what it leased for. Do not set a rent from a single report.

What it means for a tenant

Tell me your use first. A clinic, a restaurant and a service shop need different parking, signage and build-outs. Send the use, size and timing through the find-space page, and I'll call or email you back.

Compare the corridor with downtown and the Innovation District, where lab and startup tenants lead, and read my Gainesville submarkets overview for all three areas.
