Retail Space for Lease in Gainesville, FL
Last updated:
Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.
Retail space for lease in Gainesville, FL comes down to the corner, the center and the customers who already drive past. I help retail tenants find the right space and help owners lease theirs.
UF News reported total enrollment of 63,148 as of fall 2025. That student base shapes much of the retail demand near campus.
What I check on a retail space
I start with what is actually open in your size range and part of town. Then I look at what is coming available soon, so you can compare more than one option.
For each space I check frontage, parking, signage rights and co-tenants. I also ask how long the space has been empty and what the last tenant was. If you want current asking rents, vacancy or recent leases for a specific center or corridor, ask me and I will pull them for you.
Tenants should start early
When the right corner opens, it does not stay open long. If you need a specific corner, frontage or size, start early.
NNN means you also pay taxes, insurance and common-area maintenance, so compare spaces on total occupancy cost. My NNN versus full-service page explains how I compare them.
Questions I ask a landlord on every retail space:
- What are this year's estimated common-area, tax and insurance charges?
- What signage is allowed on the building and on the pylon?
- Are there exclusive-use clauses that would block your concept?
- What will the landlord fund for build-out?
Retail follows UF and Archer Road
Students, staff and visitors drive food, service and convenience retail near campus. Archer Road is the corridor most tied to both UF and the hospital district. My Archer Road page covers it in detail.
The Florida Office of Economic and Demographic Research estimated 151,275 residents in the City of Gainesville and 298,485 in Alachua County on April 1, 2025.
Celebration Pointe shows why to check a center's debt
Celebration Pointe's developer site lists two boutique hotels on property, Hotel Indigo and Hom Hotel. WCJB TV20 reported on January 7, 2026 that attorneys presented a plan to restructure Celebration Pointe to satisfy $200 million in debt during federal bankruptcy court proceedings.
WCJB also reported that the debtors would search for new buyers to own the businesses moving forward. This is a dated news event, not a current status. Check the latest before you rely on it.
If you are a tenant, I check the center's ownership and debt with you before you sign.
Daily-needs tenants fit the campus edge
Retail tenants include restaurants, personal services, convenience users and shops near campus. Medical users also take retail space on busy roads. For clinics, see medical office space.
A tenant that serves daily needs, like food, coffee, fitness or personal care, tends to fit the campus edge. A destination tenant fits a larger center. Know which one you are before you tour.
Owners should price against nearby space and say what they fund
If you own a retail building, your asking rent has to sit near what tenants can find down the road. Frontage, parking and signage matter as much as rent. I look at the spaces a tenant would tour next to yours before I suggest a number.
Say what you will fund, such as build-out or signage, before you name a rent. Start with my lease my building page.
Send a brief to start the search
Include:
- Business type and concept.
- Square feet needed, as a range.
- Preferred area: near campus, Archer Road or open.
- Parking, frontage and signage needs.
- Whether you need a drive-through or patio.
- Target opening date and lease term.
Send it through the find space form. I read it and call or email to set up a short first call.

What is the retail vacancy rate in Gainesville?
Vacancy differs a lot from one center and corridor to the next, so I check it for the area you want. Tell me your size and preferred part of town, and I will tell you what is open now.
What does retail space rent for in Gainesville?
It depends on frontage, parking, the center and what the landlord includes. If the quote is NNN, you also pay taxes, insurance and common-area charges. Ask me for current asking rents and recent leases for a specific center or corridor.
