Gainesville Submarkets: Where Commercial Real Estate Happens

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

I split Gainesville FL commercial real estate into three submarkets, each with published data. Downtown and the Innovation District run on lab and startup demand. Archer Road runs on the hospital. Alachua and Progress Park run on biotech and distribution.

Gainesville and Alachua County in numbers

The Florida Office of Economic and Demographic Research estimated the City of Gainesville at 151,275 residents on April 1, 2025. The same release put Alachua County at 298,485 residents.

The U.S. Bureau of Labor Statistics reported Gainesville MSA total nonfarm employment of 162.6 thousand in August 2026. Unemployment was 5.4 percent that month.

Two institutions anchor demand. University of Florida News reported 63,148 students and 33,516 employees as of fall 2025. UF Health Shands reported 1,145 licensed beds and 12,938 employees in fiscal year 2025.

How I read rents and vacancy by submarket

I don't publish a vacancy or rent figure for these submarkets. A citywide average hides the gap between a lab building downtown and a strip center on Archer Road. What I look at instead is the listed space in the area, the recent leases and how long similar space has sat.

If you are comparing areas, ask each landlord what the rent includes and what the last tenant paid. Ask me for current asking rents, vacancy or recent leases for a specific property or submarket, and I'll pull what I can find.

Downtown and the Innovation District run on lab and startup demand

Downtown is where the university's research spin-offs rent space. UF Innovate reports that The Hub is 96,947 square feet. The Hub at UF Innovate sits in the Gainesville Innovation District, 7 blocks from the main UF campus.

The City of Gainesville describes the Gainesville Community Reinvestment Area as a 10-year (2019-2029) program funded by the City and Alachua County. Read the full Downtown and Innovation District page for lab counts, the grant program and what it means for owners.

Archer Road runs on the hospital

Archer Road is the medical corridor. UF Health Shands Hospital is at 1600 SW Archer Road. UF Health Shands reported 1,145 licensed beds in fiscal year 2025, and the developer site for Celebration Pointe lists two boutique hotels on property.

The Archer Road page sets the hospital and the Celebration Pointe bankruptcy coverage side by side.

Alachua and Progress Park run on biotech and distribution

North of the city, Alachua has life-science and tech space. UF Innovate lists a biotech incubator there. Sid Martin Biotech at 12085 Research Dr in Alachua has 25 wet labs and 13 active biotech companies. San Felasco Tech City advertises 2,500 up to 210,000 square feet of tech space.

The Alachua and Progress Park page explains which numbers belong to which geography.

Some areas have too few sourced facts for a page

HCA Florida North Florida Hospital, at 6500 W Newberry Rd, describes itself as a 523-bed acute care center. Haile Village Center describes itself as a traditional neighborhood development 8 miles from UF Health, Shands Hospital and the University of Florida.

The Gainesville Community Reinvestment Area says a 16,773 sq ft facility is being built near the corner of NE Eighth Ave and Waldo Rd. I'll add pages for these areas when sourced data exists. Until then, I don't publish their rents, vacancy or sales.

Each submarket answers to a different demand source

Downtown follows UF research and the startups that spin out of it. Archer Road follows patients, staff and visitors at the hospital. Alachua follows biotech tenants and distribution users who need larger floor plates.

That split matters when you set rent or pick a site. A medical practice and a wet-lab user do not shop in the same place. A building that suits one rarely suits the other without a rebuild, so read the page for your submarket before you compare rents across them.

Pick the submarket that matches your use

Start with the page for that area. If you need space, send me the use, size and timing through the find-space page. I read the request and call or email back using the contact you give.
