Office space for lease in Gainesville, FL, found and negotiated for you

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

Tenant representation in Gainesville, FL means I run your search for office space for lease, or medical, retail or warehouse space, and negotiate the lease on your side. I take your brief and build a short list across Gainesville and Alachua County. Then I tour it with you and work the deal from letter of intent to signed lease.

What I check before you tour

Before I put a space on your list, I look at what similar space nearby is listed for, what has actually leased and how long it took. That tells you whether an asking rent is fair and how much room there is to negotiate. It also tells you how fast you need to move.

Ask every landlord the same questions. How long has the space been empty? What does the rent cover? Who pays taxes, insurance and repairs? What build-out allowance comes with the lease?

If you want current asking rents, vacancy or recent leases for a specific building or part of town, ask me. I'll pull what I can find for that area.

Two large employers drive much of the demand.

The University of Florida reported 63,148 students and 33,516 employees as of fall 2025. UF Health Shands reported 1,145 licensed beds and 12,938 employees for fiscal year 2025. Medical and research tenants want to be near both.

For office space, I price each option against the asking rents of the buildings that fit your brief.

A short brief starts the search

Four answers shape every search: your use, your size, your timing and the parts of town you want. From those, I screen buildings on and off the listing sites. I cut the field to a short list worth touring.

A loose brief is fine. "Medical office near campus, open by summer" is enough to start.

You can send a Gainesville space brief with the form on this page, even if the size is still a guess.

What to send

  • What the business does in the space, plus any special needs: exam rooms, a lab sink, a drive-in door, a grease trap.
  • The size range, even a rough one.
  • When you need to open, and when your current lease ends.
  • The parts of Gainesville you prefer, such as near campus, along Archer Road or out toward Alachua.
  • Your budget for rent, if you have one.

What happens after you send the form

I read every message and call or email back using the contact you gave in the form. The first step is a short call about your brief: use, size, timing and parts of town. There is no obligation, and I don't promise a set response time here.

What I do for you

  • Build a short list of spaces that fit the brief.
  • Tour the short list with you and note what each space needs.
  • Compare rent, term, build-out and operating costs side by side.
  • Write and negotiate the letter of intent.
  • Negotiate the lease and walk you through each term before you sign.

The tenant usually pays no advisor fee

In the usual practice for a Gainesville commercial lease, the landlord pays the brokerage commission, including the share for the tenant's broker. That is common practice, not a guarantee. If a deal is set up differently, I tell you before you tour.

Florida law sets the default relationship. Under section 475.278, Florida Statutes, "it shall be presumed that all licensees are operating as transaction brokers unless a single agent or no brokerage relationship is established, in writing, with a customer." Ask me which relationship applies at the first call.

Commercial rent no longer carries Florida sales tax

The Florida Department of Revenue says the state sales tax on commercial rent was repealed effective October 1, 2025. No state sales tax or discretionary sales surtax applies to rent for periods beginning on or after October 1, 2025. Count that when you compare a new lease with the one you pay now.

Read the market before you tour

Each property type has its own page.

Medical users can start with medical office space near UF Health. Warehouse and contractor users can read warehouse and flex space in Gainesville. Restaurants and shops can compare retail space on Archer Road and across Gainesville.

If you are weighing a purchase instead of a lease, read commercial property for sale in Gainesville or commercial land in Gainesville. For the parts of town, see the Gainesville submarkets overview, and for more on the local market, read the Gainesville Q2 2026 market report.

Frequently asked questions

How do I find out what warehouse space rents for in Gainesville FL?

Warehouse rent depends on size, clear height, loading and location. I compare what similar space nearby is listed for with what has actually leased. On an NNN lease, taxes, insurance and maintenance are paid on top of the base rate, so ask each landlord what those run. Tell me the size and area you need and I'll look up current asking rents for it.

Do I have to pay an advisor to find commercial space in Gainesville?

Usually not. In the usual practice for a Gainesville commercial lease, the landlord pays the brokerage commission, including the share for the tenant's broker. That is common practice, not a guarantee, and I tell you before you tour if a deal is set up differently.

Is there sales tax on commercial rent in Florida?

Not on rent for periods beginning on or after October 1, 2025. The Florida Department of Revenue says the state sales tax on commercial rent under section 212.031 was repealed effective that date, along with any discretionary sales surtax. Rental periods through September 2025 remain taxable.

How do I find out how much retail space is available in Gainesville FL?

Availability changes from corridor to corridor and month to month. I check what is listed, what has leased lately and how long similar space has sat empty. Ask each landlord how long the space has been vacant and what the last tenant paid. Tell me the area you want and I'll look up current vacancy and asking rents there.

Why is medical office space near UF Health in demand?

UF Health Shands reported 1,145 licensed beds and 12,938 employees for fiscal year 2025, at 1600 SW Archer Road. The University of Florida reported 33,516 employees as of fall 2025. I can search near both campuses when a practice needs to be close.

What should I send you to start a space search in Gainesville?

Send four things: what the business does in the space, the size range, your timing and the parts of Gainesville you prefer. I can start a search from those four answers. The first step after that is a short call about your brief.
