Gainesville, FL facts for business owners and investors
Last updated:
Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.
These are the Gainesville, FL facts business owners and investors tend to ask me about first. How big is the city? Who runs it? Where do its people live? What is it known for? Each one comes from a public record or a named publisher. Where two records give different dates, I show both.
How big is Gainesville?
The Census Bureau's 2025 Gazetteer measures the City of Gainesville at 64.011 square miles of land and 1.176 square miles of water. Alachua County covers 875.668 square miles of land and 93.134 square miles of water.
The Census Bureau's Vintage 2025 estimates put the city at 148,671 people on July 1, 2025. They put the county at 290,028. My market outlook covers how those numbers are changing and where the county is projected to go.
Why it matters: the 6.7297 mill rate for 2025-26 is the City of Gainesville's levy. Before you estimate a tax bill or look up zoning, I check whether the parcel is inside the city. I suggest you do the same on the property appraiser's record before you compare two sites.
Who governs Gainesville?
The Florida Auditor General's report on the city says Gainesville was "established in 1854, incorporated in 1869, and has operated under a Commission-Manager form government since 1927." The City Commission is "composed of seven elected Commissioners and an elected Mayor." The City of Gainesville describes its City Manager as "the administrative head of the City of Gainesville general government."
Two dates exist for the city's beginning. Alachua County's history dates the county seat's move to 1853, when the "County seat moved from Newnansville to newly created town of Gainesville." The Auditor General's report says 1854. Both agree on incorporation in 1869.
Why it matters: I ask the city early whether a project needs only a staff review or a vote of the City Commission. The answer shapes your schedule.
Where the name came from
Alachua County was created in 1824 as a massive county stretching from the Georgia border to Tampa Bay. When the county seat moved to the new town, "a number of veterans of the Seminole Wars suggested naming the new town after General Edmund P. Gaines." My city history page tells the fuller story of the railroad, the university and the downtown sites being rebuilt.
Nearby cities in Alachua County
Alachua County has other cities too. Here are the Census Bureau's Vintage 2025 estimates for July 1, 2025:
| City | Population (July 1, 2025) |
|---|---|
| Gainesville | 148,671 |
| Alachua | 10,612 |
| Newberry | 8,618 |
| High Springs | 6,762 |
| Archer | 1,159 |
Newberry grew from 7,377 in 2020 to 8,618 in 2025. If your site search crosses city lines, ask each city for its zoning and tax rate. Compare those as well as rents. My Progress Park page covers the research park in the City of Alachua.
The university and the hospital
The University of Florida's Faculty Handbook says classes began "on September 26, 1906 for 102 students." UF Health says the 400-bed UF Teaching Hospital opened on Oct. 20, 1958. Two more UF facts:
- Gatorade. UF Research credits the drink to four men at the university: Robert Cade, Dana Shires, James Free and Alejandro de Quesada. It marked 50 years of Gatorade in 2015.
- The state's natural history museum. The Florida Museum of Natural History on the UF campus is "the official natural history museum for the State of Florida." Its McGuire Center holds "more than 10 million specimens."
Getting in and out
Gainesville Regional Airport set an all-time passenger record in 2024. "A total of 578,175 travelers flew in and out of the North Central Florida airport last year," the airport's release said, above "2019's record-breaking 558,246 passengers."
Why it matters: if you are buying an office or hotel, I would ask the seller which tenants or guests rely on the airport.
Local color
- Sweetwater Wetlands Park. The City of Gainesville's park has recorded "over 260 species of birds."
- Downtown Festival and Art Show. WUFT reported that the festival was "First hosted in 1981" and held its 43rd annual show in 2024.
If you are leasing street-level retail downtown, I would ask the landlord for the downtown event calendar. Ask how the building handles parking and deliveries on festival weekends.
What these facts add up to
Gainesville is a commission-manager city of 148,671 people in a county of 290,028 (Census, July 1, 2025). It is home to the University of Florida and its teaching hospital, with an airport that set a passenger record in 2024.
Here is what I would take from that. Confirm the jurisdiction of every parcel. Learn which city or county office reviews your use. Weigh distance from the campus and hospital when you compare buildings. The contact page is the place to start when you want me to answer those questions for a specific property.
