Gainesville Commercial Real Estate Questions

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

These are common questions about commercial real estate in Gainesville and Alachua County. They cover what space costs to rent or buy, how to read the market, which Florida taxes apply, who to ask about permits and how to check my license. Every public figure names its publisher and period, so you can check it yourself. Where I don't have a number, I say so instead of guessing.

Is there commercial land for sale in Alachua County?

I don't publish listings here, so I can't point you to a specific parcel on this page. Send me your acreage range, the use you have in mind and the utilities you need, and I'll review them against the market. See find space.

WCJB reported in January 2025 that a new 707,000-square-foot distribution center by Ben E. Keith is set to come to Alachua County. The land use, zoning, utility and approval rules for a site are on the commercial land page.

What taxes do I pay when I buy commercial property in Florida?

One cost is the documentary stamp tax on deeds, which the Florida Legislature's statutes set at 70 cents per $100 of consideration. Property tax and other closing costs are separate, and a tax adviser or title company can total them for your deal.

The commercial property for sale page covers reassessment after a sale. This is general information, not tax or legal advice. If you're selling, start on the contact page.

How do I find out what my commercial building is worth in Gainesville?

Ask for a broker opinion of value, or BOV. It is a written estimate of what a property could sell or lease for, built from comparable deals and market data. It is not an appraisal. I'm a Florida real estate sales associate with Bosshardt Realty Services, and you can start the process with me through the contact page.

What is the difference between NNN and full-service rent in Gainesville?

Under NNN, the tenant pays base rent plus a share of taxes, insurance and common area costs. A full-service rent bundles most of those into one number. When you compare quotes, put them on the same basis first.

Ask each landlord which costs the rent covers and which ones you pay on top. I can help you line up quotes side by side. See NNN vs full-service.
