Gainesville, FL commercial real estate outlook: people, jobs and taxes

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

When I look at the outlook for Gainesville, FL commercial real estate, I start with three things you can check yourself. How many people live here and where that number is heading. Which employers carry the local economy. And what a property owner pays in local taxes.

I pull each one from its public source, and every number below names the agency that published it. My quarterly notes are in the Q2 2026 market report.

How fast is Gainesville growing?

Two public agencies estimate Gainesville's population, for different reference dates.

The U.S. Census Bureau's Vintage 2025 estimates put the City of Gainesville at 148,671 on July 1, 2025. That is up from 147,890 on July 1, 2024 and 142,298 on July 1, 2020. Alachua County was at 290,028 in 2025, against 289,446 in 2024 and 279,767 in 2020.

The Census components of change show where the county's growth came from in the year to July 1, 2025. The county gained 582 people. Natural change added 321 (2,617 births and 2,296 deaths).

Net migration added 251: international migration of 1,464, less domestic migration of 1,213 that left for other parts of the country. The Census Bureau's estimate also carries a residual of 10. In plain terms, more people moved from Alachua County to other U.S. counties than moved in, and arrivals from abroad more than made up the difference.

Florida's Office of Economic and Demographic Research publishes its own April 1 estimates. It put the City of Gainesville at 151,275 on April 1, 2025, or 150,647 excluding 628 inmates. It put Alachua County at 298,485, up 20,017 from 278,468 in 2020.

When you quote a population to a lender or a tenant, name the source and the date. I do the same.

Where is the county heading by 2050?

The University of Florida's Bureau of Economic and Business Research (BEBR) publishes county population projections, and Florida EDR republishes the medium series from BEBR's Florida Population Studies, Volume 59, Bulletin 203, February 2026. For Alachua County it shows:

Year Projected population (medium)
2030 314,613
2035 326,493
2040 334,675
2045 340,530
2050 345,176

A projection is a planning number, not a promise. I find it most useful for long-hold decisions: land you plan to hold or build on, a retail site that depends on rooftops, or a medical office building whose patients are the county's residents. If your plan only works at the high end of growth, test it against the medium series first.

Which employers carry the Alachua County economy?

The Bureau of Labor Statistics publishes county jobs and wages in its Quarterly Census of Employment and Wages (QCEW). For the first quarter of 2026, BLS reported 8,255 establishments in Alachua County and March 2026 employment of 139,683. BLS reported employment down 1.6% over the year, and an average weekly wage of $1,281, up 4.1%.

The industry detail shows how large education and health care employment is in the county. In March 2026:

  • State government employed 22,828 people, of whom 21,114 were in state education and health services.
  • Private education and health services employed 31,154.
  • Trade, transportation and utilities employed 20,611.
  • Leisure and hospitality employed 16,260, at an average weekly wage of $577.
  • Professional and business services employed 12,168, down 14.5% from a year earlier.
  • Local government employed 9,075, construction 5,883, financial activities 5,749 and the federal government 4,564.

BLS does not disclose private manufacturing, information or mining for the county in this release, so I publish no figure for them.

Here is what I take from it for property. If you are leasing to medical, research or university-related users, compare a building's location with the main campus and hospital corridor before you set a rent.

If you own office space that depends on professional and business services tenants, ask your tenants about their headcount plans now. Employment in that sector fell 14.5% over the year.

What is unemployment doing?

The BLS Local Area Unemployment Statistics series for Alachua County shows 5.4% in August 2026, a preliminary figure, after 5.7% in July and 5.5% in June. These are not seasonally adjusted. If a lease or loan decision depends on the job market, I compare the same month across years rather than one month against the next.

What will a property owner pay in local taxes?

The Florida Department of Revenue's Table 1 compares the property tax rates each county and city adopted. For fiscal year 2025-26:

Taxing authority 2024-25 2025-26 as adopted
Alachua County BCC 7.6180 7.6000
MSTU Sheriff/Law 3.5678 3.5678
City of Gainesville 6.4297 6.7297

The City of Gainesville adopted 6.7297 mills, above its rolled-back rate of 5.9944. The county's budget message describes 7.6000 mills as a lowered rate. The rows above are the county, MSTU and city levies from that table.

Ask the Alachua County Tax Collector for a parcel's full bill before you underwrite a purchase or budget a triple net lease.

Where is new building concentrated?

Two public redevelopment efforts appear in recent reporting. A 2024 WCJB report on the Gainesville Innovation District said there will be a build-out of 1.2 million square feet of space. The Power District redevelopment, which WUFT reported in 2019 had been in the works since 2008, produced projects such as the Catalyst Warehouse.

My developer services page covers what those mean for a site decision.

Gainesville Regional Airport reported 578,175 travelers in 2024, an all-time record, above the prior record of 558,246 set in 2019. If you are weighing an office or hotel site, ask how much its tenants or guests rely on the airport.

How to use this outlook

Start with the question your property has to answer. For a retail or medical site, I look at population and its direction first. For office, I look at the industry mix and the sectors that are shrinking. For any purchase, put the full tax bill into the numbers before you make an offer.

The city history page explains how the railroad and the university shaped where commercial land sits today, and the city facts page covers the city's size and government. When you want these figures applied to a specific building, send me a short brief through the sell my building page or the contact page.
