Downtown Gainesville and the Innovation District

Downtown Gainesville commercial real estate is anchored by The Hub at UF Innovate, which UF Innovate reports at 96,947 square feet in the Gainesville Innovation District. The area leases to labs, startups and professional offices. It sits 7 blocks from the main University of Florida campus.

The Hub at UF Innovate anchors the district

The Hub is the clearest data point downtown. UF Innovate lists it at 747 SW 2nd Ave STE 160, Gainesville, FL 32601, with 11 wet labs, 28 dry labs and 68 executive offices or suites.

UF Innovate says The Hub opened in October 2011. The expansion opened in January 2018, doubling the facility to a total of 100,000 square feet. UF Innovate lists 56 active residential clients.

Those numbers describe one building, not every downtown property.

For an owner, the 2018 expansion is the detail I would notice. The facility doubled in size, which shows lab and office demand at scale in this district.

Lab users, startups and professional offices lease downtown

Three groups show up in what I read. Lab users need wet and dry lab space, which is what The Hub lists. Startups take executive offices and suites. Professional offices follow the same demand.

I have no sourced rent for downtown retail, so I do not quote one.

UF Innovate reports 11.4B+ generated in private investment, 344+ startups launched by tech licensing and 7,900+ jobs created with startups. Those are its figures for its technology licensing program, and they carry no date on its page. To me they show where the lab and startup tenants come from.

The university sets the demand floor

University of Florida News reported 63,148 students as of fall 2025. It reported 33,516 employees, including faculty, as of the same date. Its facts page puts the main campus at 2,000 acres.

A campus that size puts office, lab and service demand close to downtown.

The City and Alachua County fund a reinvestment program

The City of Gainesville describes the Gainesville Community Reinvestment Area as a 10-year (2019-2029), city-administered program funded by the City of Gainesville and Alachua County. The City says its General Policy Committee has approved a new $500,000 grant program.

Its page does not say which buildings qualify. If you own downtown property, ask the City before you assume a grant applies to your building. I would do the same.

Three questions to ask before you list or lease

Does the building have wet or dry lab infrastructure, or only office? How close is it to the campus edge and the Innovation District? Does the City's reinvestment program touch the block?

No public source answers these for a specific address. I answer them building by building, after I review the space.

What it means for an owner

If you own a building near the district, your tenant pool includes lab users, startups and professional offices. A building with lab-ready infrastructure competes with The Hub's 11 wet labs and 28 dry labs. One without it competes on price and location.

Ask me to review your space and name the tenant group that fits it. To start, use the lease-my-building page. I read the request and call or email you back. The first step is a short call.

What it means for a tenant

If you need lab or startup space, start with The Hub. UF Innovate says it is 7 blocks from the main UF campus and lists 68 executive offices or suites. Ask what is open before you look elsewhere.

I would compare downtown with Archer Road, where medical demand drives leasing, and with Alachua and Progress Park, where biotech and distribution lead. My lab space guide covers wet and dry lab requirements. My Gainesville submarkets overview shows all three side by side.
