Medical Office Space in Gainesville, FL

Last updated:

Downtown Gainesville, looking southwest from SE 1st Avenue, November 2021.

Medical office space in Gainesville, FL clusters around two hospitals: UF Health Shands Hospital on SW Archer Road and HCA Florida North Florida Hospital on W Newberry Rd. Practices that want hospital privileges, patient volume or a short drive for staff look near one of them.

I don't quote a citywide medical office rent or vacancy figure here. What a suite leases for depends on the building, the build-out and how close it sits to a hospital.

UF Health Shands anchors the Archer Road side

UF Health lists UF Health Shands Hospital at 1600 SW Archer Road. UF Health Shands reported 1,145 licensed beds and 12,938 employees in fiscal year 2025, on a facts page updated July 7, 2026. The same page reports 1,400+ medical staff physicians.

UF Health also states that the patient care programs of UF Health Shands and the UF College of Medicine in Gainesville result in an annual combined economic impact of approximately $4.8 billion. Those physicians, staff and patients create demand for nearby clinic, specialty and support space. My Archer Road submarket page covers the corridor itself.

HCA Florida North Florida Hospital anchors the west side

HCA Florida North Florida Hospital sits at 6500 W Newberry Rd. The hospital calls itself a 523-bed, full-service medical and surgical acute care center serving north central Florida. A practice that serves west Gainesville patients, or wants a second pole away from Archer Road, looks here.

Haile Village Center is a different setting. Its owners association describes a traditional neighborhood development 8 miles from UF Health, Shands Hospital, and the University of Florida. There, businesses, shops and restaurants mix with homes. It suits a small practice that wants a village setting over a hospital campus.

Tenants follow the two hospitals and UF

The tenant pool tracks the hospitals and the university:

  • Specialty and primary care practices that work alongside UF Health Shands physicians.
  • Groups that want a location near HCA Florida North Florida Hospital.
  • Outpatient, therapy and diagnostic users that need patient parking and street access.
  • Physicians leaving a hospital employer to open their own office.

UF News reported 63,148 students and 33,516 employees as of fall 2025. The Florida Office of Economic and Demographic Research estimated the City of Gainesville at 151,275 residents on April 1, 2025.

How I check medical office rent

I don't estimate a medical office rent, and I don't borrow a retail or industrial number as a stand-in. Medical space has its own build-out, parking and plumbing needs, so it needs its own comparables.

For a suite, I look at what similar medical space nearby is listed for and what has actually leased. I also look at how long it sat and what the landlord paid toward build-out. Ask me for current asking rents, vacancy or recent leases for a specific building or part of town, and I'll pull what I can find.

When you talk to a landlord, ask what the rent covers and who pays for after-hours HVAC. Ask what build-out is already in place and what the landlord will fund. The Q2 2026 market report collects the public figures I track.

Owners should say what is already built

If you own a medical building, tenants weigh location, parking and build-out. A suite with plumbing in place for exam rooms leases differently from a shell.

Tenant improvement terms, signage rights and who pays for after-hours HVAC all change the net rent. I need those before I name a number. To get the building leased, start with the lease my building page.

Send a short brief to start the search

A short brief gets you a faster search. Include:

  1. The practice type and number of exam rooms.
  2. Square feet needed, as a range.
  3. Preferred side of town: near Archer Road, near W Newberry Rd, or open.
  4. Parking and accessibility needs.
  5. Target move-in date and lease term.
  6. Whether you need the landlord to fund build-out.

Send the brief through the find space form. I read it and reply by phone or email to set up a short first call.
